OUR SERVICES

PRE-DESIGN SERVICES

  • Investigation, evaluation, consultation and advice.
  • Prepare a detailed standard form of agreement between owner and architect for services in compliance with State of California law.
  • Establish communications regarding owner disciplines, evaluate business plan goals, evaluate existing facilities and prepare guidelines for the use of space in accordance with owner's needs and requirements.
  • Prepare a short and long range facilities plan forecast.
  • Ascertain suitability of candidate site(s) to accommodate short and long range facilities plan.
  • Evaluate impact of agency review approval processing procedures.
  • Develop a milestone flow-chart of project schedule.
  • Prepare an overall project budget.
  • Provide a preliminary evaluation of the owner's program, schedule and construction budget requirements, each in terms of the other.



LAND PLANNING and PRELIMINARY CONCEPT DESIGN

  • Planning, schematics and preliminary studies.
  • Prepare environmental impact assessments and reports.
  • Prepare planned development zoning and rezoning applications and exhibits.
  • Prepare tentative map.
  • Coordinate pre-design reviews with planning, building, and fire departments.
  • Prepare site plan and architectural review applications and exhibits.
  • Assure compliance with generally applicable codes and regulations.



DESIGN MANAGEMENT

  • Select and coordinate the work of technical and specialty consultants specializing in proposed type of construction.
  • Prepare detailed space program directing technical and specialty consultants in preparation of equipment matrices.
  • Expand milestone schedule to include document preparation, owner review and agency review requirements.
  • Manage the design team to timely completion of the design documents, and prepare a preliminary estimate of construction cost for owner review and approval.
  • Manage the design team to timely completion of the construction documents coordinating documents prepared by architect, technical consultants and other consultant vendors.
  • Coordinate design/build subcontractor prepared documents and submit for agency approval.
  • Technical assistance in the preparation of bid documents, bid negotiations and agreements between clients and contractors.



AGENCY REVIEW PROCESSING and CONSTRUCTION ADMINISTRATION

  • Attend public hearings.
  • Act as owner representative to departments of inspection.
  • Act as the owner's representative during construction phase.
  • Expand milestone schedule to include detailed construction schedule.
  • Attend weekly project status meetings.
  • Review product submittals for conformance with construction documents.
  • Provide weekly construction observation services to assure compliance with construction documents.
  • Manage the change control process.
  • Coordinate the punchlist process and track all items to completion.
  • Prepare as-built construction documents.
  • Project close-out, post construction evaluation and warranty review.
